A flat-fee way to find out what the county will actually let you build before you buy a home or a lot. A member of our team visits the property and you get a written report: zoning and setbacks, lot size and buildable area, fire, flood, fault and slope hazards, water, sewer or septic, utility and delivery access, the permit path for your jurisdiction, a cost picture, and who to call next.
It costs $500. If you go forward with Bigfoot, the $500 is credited toward your home. Start a site feasibility study.

No. A California manufactured-home or ADU permit usually touches four or five desks: the county building department, Planning, fire, Environmental Health for septic, and HCD for the home itself, plus engineers, a surveyor, a Title 24 consultant and the factory. Most people end up as the courier between all of them.
Bigfoot is a licensed contractor (CSLB #1116379, B and C-47) and a licensed manufactured-home dealer (HCD DL1593637). We prepare the full permit package in-house, file it, answer every correction letter, and you watch each step in your Lodge portal. You never call a county desk.
The homes we sell are built to meet the Manufactured Home Construction and Safety Standards, sometimes called the HUD Code, because it is a federal building code issued by the U.S. Department of Housing and Urban Development. Our homes come with a minimum one-year factory warranty, with the option to purchase longer and more extensive coverage for up to seven years and beyond.

- Central heating system
All homes consist of a one-year limited warranty from the home manufacturer to the original owner and a separate six-year warranty for years two through seven provided by an independent third-party administrator; deductible will apply to extended warranty; see terms and conditions for details.
